Option #1 – Alt Doc
Designed for high credit quality borrowers who are seeking:
  • Loan amounts up to $2.5 million
  • An Interest Only feature
  • Conforming or high balance loans when they own multiple financed properties
  • DTI up to 50% (see Qualifying Rate and Ratios); 55% with certain conditions
  • Minimum 600 credit score (if score is available) Income and assets are documented
Option #2 – Asset Qualification
  • Borrowers are qualified based on verified liquid assets
  • Loan amounts up to $2.5 million
  • Minimum 600 credit score (if score is available)
  • No employment or income on 1003
  • Debt to Income (DTI) -ratio not calculated
Option #3 - Investor Designed for the experienced real estate investor who is purchasing or refinancing investment properties which he or she plans to hold for business purposes.
  • The borrower is qualified based upon the cash flows of the subject property only, regardless of the number of properties owned by the borrower
  • No borrower income or employment is stated or verified
  • Debt coverage ratio is used for qualifying purposes
  • Minimum 600 credit score (if score is available)
  • 4506T not required- Debt to Income (DTI) Ratio not calculated
